I wish I could just laugh it off!

We just heard back from our Realtor.
The appraisal came in for $45,00o less then what we had agreed on for a price with the buyer.
The appraiser is way off base.
We live across the street from the beach in a 4/2/2 with a separate cottage and workshop on over a half an acre and he appraised it for $45,000 less? You can ask anyone on this street and they would laugh at what he appraised it for.

A house sold 7 months ago on the same size lot 4 houses down for $205,000 and it was 15 years older, and only a 2/1/1 with no cottage and no workshop!
I'm ticked! The buyer has backed out and now I sit here looking at 70+ boxes to unpack!

I'm sorry ya'll but I'm angry and I've already cried a river!
I'm not looking for sympathy but prayers would be great.
We are just trusting in the Lord as we wait for our heads to quit spinning.

I'm only blogging about this because I want to remember this day when we ever get the urge to put our home back on the market!

  3. Oh how stressful this is. Can you have a different appraiser give an appraisal, or show the current appraiser the info on the house which sold, which is similar?
    Location is so important and yours sounds ideal.

  4. Kim you can get another apprasial..you will just have to pay for it..I think..keep trying!!!
    We have had ours down in price before..and we fought it. Go to the apprasial office and Demand answers and have them tell you why it is so low..in details!!

    Lifting this need up in prayer that God has something else in mind for you. Not sure what it is, but trust me it's something much much bigger. Hubby is in real estate and I'll bounce off what happened and see if he's got any advice to you.

  9. I am sorry the buyer backed out. Their agent must not have needed that sale, the agent should have seen that was totally off.
    I would be crying a river also.

  11. I'm showing you love, too. I cannot imagine the frustration you must be feeling. I am sure the appraiser was having opposite day, surely, and am sure that it has to have something to do with the BP Gulf Oil Spill, Obama, Bush, he's just plain stupid, or maybe the lack of chocolate in your diet. I'm sure your house is lovely and by the beach would be awesome to me.

    Go eat some chocolate and know you are loved!!!

  12. Oh honey I am so sorry! Praying that all this is a misunderstanding and that you grieve carefully. I SO get how frustrated you must be but please understand from an eternal standpoint, God uses everything. His interest is separate from ours as He sees the eternal! Maybe He will present you with someone who is NEEDING to know Him? Eternity is so much more valuable that any property. Sometimes this is the only sanity we can hold on to when things dont make sense! Sweetie, while I feel you pain I ask you to go to the word and write down all the scriptures that will help you lay this at His feet.
    Here are a few:
    Numbers 11:23 The LORD answered Moses, "Is the LORD's arm too short? You will now see whether or not what I say will come true for you."

    Isaiah 40:27 Why do you say, O Jacob, and complain, O Israel, "My way is hidden from the LORD; my cause is disregarded by my God"?
    28 Do you not know? Have you not heard? The LORD is the everlasting God, the Creator of the ends of the earth. He will not grow tired or weary, and his understanding no one can fathom. 29 He gives strength to the weary and increases the power of the weak.
    30 Even youths grow tired and weary, and young men stumble and fall; 31 but those who hope in the LORD will renew their strength.
    They will soar on wings like eagles; they will run and not grow weary, they will walk and not be faint.

  13. Oh my Kim. :( I agree with several of the other commenters that getting a second appraisal may help you out. I love you my bestest. There really aren't much other words that can be said. You already know that God knows what and why He is allowing this stuff. It is always for the best in the long run. I'll help you unpack if it comes down to that!!! But don't throw in the towel yet...she might be bluffing.

  14. Oh my FRIEND!!! I just saw this - I am so sorry!! I know how frustrating that is and that sounds like a crazy appraisal. Don't unpack anything yet - I've told you how things can change in 24 hours. Go to the Lord with all this! Yes, you might have to unpack all those (well not ALL) boxes later, but if you do - the Lord is in it!

    I really think you should Shred or go to an exercise class today - it will help get rid of some of the frustration. Read Scripture; take a long walk on the beach; eat large amounts of chocolate!

  18. Oh Kim, I am so sorry. I can only imagine your frustration!! I am so praying for peace and understanding for you and for your family. I agree with the second opinion idea, it sure seems your real estate agent should have been more on target if that appraisal is anywhere close to accurate.

    I'm with Kathy though, don't throw in the towel just yet and if you eventually have to, coming to Florida to help you unpack just may be my next great excuse to come to Florida!!

  19. Oh no! I am so sorry! Stupid appraisers! The same type of low ball appraisal happened to us and we had to take sell for the reduced amount. Or else sit there for the rest of our lives and be stuck. We couldn't get an adjustment either because there were no comparables with our one-of-a-kind house. Your realtor could have done comparables and turned in a formal challenge.

  20. The market is bad these days. The same thing happened to us. The first TWO offers were very low. The third one (13 months after we listed the house) gave us a good price and we accepted it. God's timing isn't ours. Be patient! If it is in God's will, your house will be sold. Just like ours!

  24. Oh, sweetie, don't cry! All good things come from situations like this. Get a new appraisal, having your stats of other properties in your hands when they work up yours. Not all of them are up & up.

    He has better plans coming for you ...

  29. Wait?? are you not moving then?? I agree with you that is bull, perhaps get a new appraiser?? I have no clue how this all works. We just built our first home and I was scarred by moving I always claim I will die in this house. Your house IS beautiful and precious though. Sorry about all this, I know it must be so upsetting. I'm so sorry to hear that this happened! :-( We've sold 3 homes in the last decade and what really made a difference included 1. a bulldog-type realtor (one who is somewhat aggressive vs. just nice) 2. getting several referrals for a home inspector and appraiser and really talking with the realtor about why he/she recommends someone (could be a friend and not someone on top of their game) 3. Staging our home to look like a model home (without buying new stuff) - this made a HUGE difference, even with the appraisal. I cleared out clutter, made the rooms look inviting, especially the beds, and put all of our packed boxes either in storage or in the garage. In the 1st house I did this, I spent $100 on things to spruce up the house for sale (not including storage) and it sold our house quickly and for $40,000 more than our neighbor across the street whose house was dark, cluttered and smelled of cigarettes. It'd be a shame to have to unpack everything! MIKI

  31. Oh my dear friend.....Your appraiser is on crack!!! All jokes aside, when we sold our old home and built our new one I shed a lot of tears...And had to ask God to forgive me ALOT!!! Because I wanted to do bodily harm to several people... Sending you hugs and prayers...
